Water Damage Categories and Classifications
There are three different categories and four classes of water damage that will decide the protocol to follow when drying a building.
Water damage categories are as follows:
Refers to a source of water that does not pose substantial threat to humans and classified as “Clean Water”. Examples are broken water supply lines, tub or sink overflows or appliance malfunctions that involves water supply lines.
Category 2 Water
Known as “Grey Water”. Refers to a source of water that has a significant degree of chemical, biological or physical contaminants and causes discomfort or sickness when exposed or even consumed. This type carries microorganisms and nutrients of microorganisms. Examples are toilet bowls with urine (no feces), sump pump failures, seepage due to hydrostatic failure and water discharge from dishwashers or washing machines.
Category 3 Water
Known as “Black Water” is grossly unsanitary. This water contains unsanitary agents, harmful bacteria and fungi, causing severe discomfort or sickness. Type 3 category is contaminated water sources that effect the indoor environment. This group includes water sources from sewage, seawater, rising water from rivers or streams, ground surface water or standing water.
Category 2 Water or “Grey Water” that is not promptly removed from the structure and/or has remained stagnant for 48-72 hours MAY be reclassified as Category 3 Water. Toilet back flows that originates from beyond the toilet trap is black water contamination regardless of visible content or color.
The four classes of water damage are as follows:
Class 1: Slow Evaporation Rate: Water losses that affect only part of a room or area, or losses with lower permeance/porosity materials (e.g., plywood, particle board, structural wood, VCT, concrete). Little or no wet carpet or cushion is present. Minimum moisture is absorbed by materials, releasing moisture slowly.
Class 2: Fast Evaporation Rate: Water losses that affect an entire room or carpet and cushion. Water has wicked up walls 12″ – 24”. There is moisture remaining in structural materials (e.g., plywood, particle board, structural wood, concrete).
Class 3: Fastest Evaporation Rate: Water may have come from overhead. Ceilings, walls, insulation, carpet, cushion and sub-floor in the entire area are saturated.
Class 4: Specialty Drying Situations: These consist of wet materials with very low permeance/porosity (hardwood, plaster, brick, concrete, stone, crawl space). Typically, there are deep pockets of saturation, which requires very low specific humidity.
